Shopping Passage
The passage as central elementThe attractive and high-quality passage does full justice to the prominent position of the building. It gives life to the complex and will also become a lively meeting place and source of activity for the outside public. The passage links the Realtanoda Utca with the Kossuth Lajos Utca. It is also planned to integrate the building at Szep Utca No. 4 into the passage concept. This will create interesting crossings with beautiful areas in which to linger and spend leisure time. The entrance to the passage from the Kossuth Lajos Utca is approximately 10 metres wide and covers two floors. It will be flanked by two twin pillars. Within this entrance is the entrance to the hotel which thereby gains a generously roofed in and protected porch area. It is crossed by a transparent bridge which links the conference area on the first floor. Under the entire courtyard the passage is covered with a glass roof over the first floor, which allows a free view of the sky. The foyer of the hotel extends into the passage with a two-storey high light glass wall (structural glazing) and therefore becomes an integral part of the passage. By means of this light glass interface, the passage is opened to the glass-covered courtyard of the hotel and is brightly lit. The commission-free letting of the shop surfaces is accomplished exclusively by CB Richard Ellis.

Inner courtyard with fountainThe passage consists of an interesting series of inner spaces with shops and a correspondingly designed inner courtyard. Particular importance is assigned to this inner courtyard, as it is the heart of the building complex and makes a vital contribution to the life of the city.
The plans for the inner courtyard provide for a piazza with green trees etc., a café, a restaurant and the reinstated fountain. This is a leisure area offering peace and relaxation to the inhabitants of the city, guests and employees and is protected against noise and wind. The courtyard will be considerably enlarged through the planned integration of the project in Szep Utca No. 4 and its quality will be increased even more. For this purpose, the dividing wall between the pieces of land will be removed.
