Brief description of planning

  • Our planning is to be the basis for the maximum possible success of this office property.

  • The hotel with its conference facilities as a part of the concept rounds off the FIRST SITE Hotel and Office Park as a "One Stop Location" for prospective companies in Odessa, will attract potential good quality tenants who appreciate on the one hand high quality of office space and good access to public transportation and on the other hand the real value of business time, providing both clients and employees with the whole range of necessary services and facilities - starting with business accommodation, conference rooms to fitness, spa, retail, canteen and banking activities - all on site.

  • The hotel and office park project is to be realised on a plot of land that was originally used for residential purposes. The plot of land is free-standing; it does not directly adjoin buildings. The square cut of the plot of land means that an appealing architecture can be developed.

  • The hotel and office park consists of a hotel, one office building and retail stores now. The buildings are to receive  representative main entrances and a customer forecourt as well as parking spaces above ground.

  • The goal is to set standards for a contemporary architecture for office and hotel real estate. The planning should include regional tastes and, coupled with our own expectations that are oriented to Central European office and hotel real estate, have an unmistakable appearance.

  • The planning of the 'First Site Office Park' is being done by the architects Schluchtmann + Engl, Munich. The architects' firm has more than 30 years of planning experience.

  • Schluchtmann + Engl have the requirements to satisfy high demands and have already been developing new, future-oriented architectural real estate for decades, using innovative technologies. For this, they have won, among others, the Munich 'Cities Award'.

  • Currently, they have created a first concept which we will be making available separately.

  • Consumer needs flow into the design of the areas; trends are taken into account and the functional use is guaranteed. In cooperation with the renter team, we combine an attractive mix of business and tenants, which will stand for a lasting, economic success. The area design is going to take into consideration the usual requirements of office tenants and also to be built variably.

Views of previous planning / new planning in in process
  • The planning will include a facility concept which takes into account the site-specific circumstances to in the long run work ecologically and keep operating costs as low as possible. The know-how of facility managers is going to be involved as early as in the planning phase. This will have a considerable influence on the effectiveness of the office centre.

  • The placement to an experienced building contractor will be effected via a call for tenders. This will be designed extensively, i.e. the specifications are going to be detailed and the plan documents are going to include a static and a HAS concept to give only little scope for differences. The building contractor must have experience in the region and have a strong credit standing to be able to give us guarantees for the carrying out of the contract.

  • Building control: Cost, quality and deadline control will be the responsibility of an internationally experienced project manager, transparently checking and documenting the building process according to bank standards. Promising negotiations are currently being conducted with Drees & Sommer.

  • Project office: On the spot a project office will be set up, for the parties involved in the project. The office shall be used also as a tenancy show room.

  • Project partnership: To be able to handle local issues such as building laws and regulations, approvals, taxes, protection etc., a partnership with BEREG Group is agreed.

  • The execution of the project is organized, coordinated and supervised by TC.
